Scope of works:

The ambitious project, valued at £4.3 million, aimed to enhance the safety, functionality, and aesthetic quality of both buildings. A comprehensive plan was executed, with a strong focus on improving fire safety measures and upgrading the façades to meet modern compliance standards.

Erection of Scaffolding: The first phase involved the full erection of independent scaffolding, which was entirely boarded and enclosed in protective netting. Haki staircases and goods hoists were also installed to facilitate efficient operations.

Removal of Existing Façade Components: Outdated and combustible façade materials were carefully removed, including rainscreen cladding systems, EPS rendering, and spandrel panels. Their removal was a key priority, as these elements no longer met the latest safety standards.

Installation of New Façade Components: The buildings were upgraded with new, non-combustible aluminium cassette panels, which form part of the rainscreen cladding. Fire barriers, high-grade insulation, and support systems were installed to ensure compliance with the latest fire safety regulations. Waterproofing was also enhanced, particularly around openings, with the installation of new sheeting boards.

Brickwork Adjustments and Fire Barriers Installation: In addition to the façade upgrades, the project involved adjusting brickwork and installing fire barriers. This included the careful removal of bricks at slab levels, party walls, and openings to install new waterproofing membranes and replacement boards. These structural improvements have significantly bolstered the overall fire resilience of both the Salmon Youth Centre and Davoll Court.

Brief Overview:
The main works included the installation of a new A2-s1,d0 External Wall Insulation System (Mineral Wool Silicone Render) following all combustible materials were removed from the external walls as per the project’s scope. The nature of remediation works is you can never anticipate what you will find, prompting ongoing design details to account for the unexpected.

Brief Overview:
We provided early contractor advice to the Client and their consultation team ahead of the main works progressing to assist them in achieving an EWS1 grade of A1. Replacement cladding and insulation is being installed on a phased basis, plus taking down and rebuilding of the adjacent masonry at 8th floor level.
