Overview
Guildmore was employed by our client, Barnet Homes, to deliver repairs and voids works. Barnet Homes have a portfolio of 11,000 properties, we have delivered works to over 250 properties currently.
We work alongside Barnet Homes to undertake initial damp and mould surveys, various multi trade works to bring the properties to a decent standard.
Work includes mould wash down, fixing damp patches, damp treatments, condensation, humidity and heating problems, dehumidifiers, underfloor heating, thermostats, roofing leaks, rising damp, damp proof courses, redecorations, air circulation, paving, extraction fans, natural and mechanical ventilation – large systems to trickle ventilators, duct works, building insulation, cavity and external wall insulation, other building fabric repairs, double and triple glazing.
Due to our success of delivering these works for Barnet Homes which was originally just damp and mould but have progressed to more refurbishment works. We are being given their legal disrepair works for their properties across the borough.
We are currently achieving 96% customer satisfaction. Our profiling identified some residents prefer electronic communication, and we provide ongoing communication methods to resident’s preference including text, telephone, WhatsApp, Email. Our supervisor is located in Barnet daily for face-to-face communication and the residents can contact our customer care team 24/7.
Challenges
We are currently delivering works within a property with severe damp and mould, and the resident has complex needs. The resident is wheelchair bound and his hospital bed is situated within his lounge. We liaised with the resident, Barnet Homes, carers, and family members to discuss the methodology of the works. The decision was made to decant the resident during the works to ensure his health, safety and welfare is maintained. We are currently completing the three-course damp and mould treatment. We have scaled up resources to complete the works in 4 days so the resident can get back into his home as quickly as possible.
Savings
During mobilisation of the contract, we worked with Barnet Homes to analyse the disrepairs that have been due for completion for many years, for example, a full replacement kitchen, redecorations and damp and mould treatment within a property which has been outstanding for three years, costing Barnet Homes £10,800 in rent. We prioritised the disrepairs and the costliest items to Barnet Homes in the first few months. By completing these works, we have saved Barnet Homes £32,000.
