Our team has extensive knowledge in the property industry combined with expertise in the delivery of care facilities for the elderly from initial design to full operation. Our focus is to create quality care homes in areas where there is insufficient supply of available beds for the elderly and to provide employment opportunities in the local community.
We actively engage with communities in the areas we work in to design properties that are in-keeping with the local area and fit within the existing architecture.

We appreciate that selling a property is one of the biggest decisions a person can make, and we act with integrity to ensure that the process is straightforward and provide assurance that you have chosen to work with the right partners.
At Guildmore we can generally offer significantly above the market value of a property.
1. Introduction – we carry out desktop reviews of properties that we believe may be suitable for development.
2. Offer – we carry out further assessment of a property to ensure our proposals are viable before submitting an offer which provides a value and time period of the option agreement, whilst ensuring deliverability.
3. Pre-application – We engage with the local authority and the local community to design a proposal that is in-keeping with the local area and addresses the needs of the community.
4. Planning – Following initial engagement with the local authority, we will produce the drawings and commission reports that the local authority requires to consider our application in a timely and efficient manner.
5. Appeal – If we are unsuccessful in obtaining planning permission, we may decide to lodge an appeal with the Planning Inspectorate who will review the decision and may overrule the local authority and grant planning permission.
6. Acquire – Upon planning being approved we will move to buying the property. If you need to move home, then we will have agreed a flexible timeline that suits you.
7. Build – Guildmore has an experienced construction arm that can build out the scheme working closely with neighbours, the wider community and local authority to reduce disruption and ensure that there is clear communication.
8. Operate – Our sister company, ExcelCare, will operate the new home and provide much needed quality care beds and employment opportunities to the community.
