OVERVIEW

Guildmore were appointed to the Spring Road site comprising of two adjoining semi-detached houses that have vacant since October 2020, and we were selected to redevelop it back to use. 

The mould and damp within the two Spring Road properties is extensive, as there was a roof leak, and the properties were left unoccupied. The scope of works includes damp and mould wash, repair of roof coverings, brickwork repairs, concrete repairs, windows and doors replacement, floor replacements, replace soil pipes, mechanical and electrical installations, new plasterboard walls, loft insulation, overhaul staircase, kitchens and bathrooms replacement and paving replacement.

Day-to-day management and Key Account Manager for Notting Hill Genesis and JRP is the responsibility of our Site Manager Matt Barber. Matt has built a strong partnering approach with JRP and our delivery team ensuring seamless completion of works.

We achieved 98% client satisfaction. The NHG Clarke of works visited site every Friday, he met with our Site Manager and conducted a site walk around and discussed any issues, variations, and progress of works. As this project has had multiple variations and additional works throughout close liaison is essential. 

We conducted fortnightly meetings with the NHG Project Manager, this enabled quick decisions and resolutions, enabling us to deal with variations and adapt the programme accordingly.

CHALLENGES

Our Site Manager, during our weekly walk around with the Clarke of works, our Site Manager proposed moving the location of the loft hatch which was specified on the drawings as right above the stair which caused health and safety risks and future access issues. We proposed to move the hatch over 1.6 meters to the open living space. Saving them money in the long term by ensuring no variation after completion of works. 

SAVINGS

Our Site Manager brought the boxing in to the attention of the Clarke of works. Originally, the boxing in was planned to go through the bathroom and up through the joists, however due to thew joists running the wrong way, we proposed a surface mounted waste within boxing in, this saved Notting Hill/JRP, over £5000.
