Guildmore was employed by our client, Octavia Housing, to deliver repairs and refurbishment works to Earls Court Square a five-storey building comprising of several flats, which is understood to have been
originally constructed circa 1870. The property is currently vacant. Structural works include major works to external envelope and balconies, including concrete works, concrete cills, concrete repairs, render works, incorporating Fire Safety installations. Responsible for the design of the window replacements and overhaul, kitchen and bathrooms and scaffolding.

SCOPE OF WORKS

  • Flat roof – replacement to rear extensions
  • Pitched & mansard roofs – Survey roof and carry put
    repair/replacement to damaged/slipped tiles etc.
  • Rainwater systems – Repair including unblocking
    where required, flush through & redecorate.
  • External walls – Survey, repairs and repointing in
    small areas.
  • Concrete repairs – Survey, report, specialist repairs.
  • Render repairs – Survey, report, specialist repairs.
  • Brickwork wall – Repair and re-point brickworks to
    brick wall in rear garden.
  • Windows – Replace all windows and doors to rear
    and side elevations with aluminium framed double
    glazing. Repair/overhaul windows and doors to front
    elevation.
  • Doors – Replace FEDs to all flats.
  • External redecoration – All previously decorated
    surfaces.
  • Balcony – Recover floor with anti-slip covering
  • Communal areas inc. stair – Redecorate all
    previously decorated surfaces, replace carpet.
  • Kitchens – Replacement to flat 11b only
  • Bathrooms – Replacement to flat 11b only.
  • Electric mains installation – Test, report and carryout
    works Octavia schedule.
  • Electric (Domestic) Inc. smoke and heat alarms –
    Test and fault repair plus smoke alarm upgrade.
  • Asbestos – Test and removal in working areas plus
    type 4 survey to 1 property.

CHALLENGES


We had restriction issues on the Earls Court Scheme being in a busy high street location with
residential properties either side. One of the ways we have resolved this is to use a Bumper
instead of a hoist. A Bumpa is quick to erect, saves space, safer and is better value for money
than a hoist. We also provided dedicated operatives from our clean team, who ensured the
areas surrounding the building and neighbouring properties were kept clean and tidy. Resulting in 99% client and neighbour satisfaction.
