Business Unit

Facades & Cladding

Guildmore’s Facades & Cladding business unit is one of the UK’s leading main contractors specialising in cladding remediation. Working with property managers, private developers, and housing providers, we have built a reputation as a trusted and accountable partner for some of the most challenging facade programmes in the sector.

Formed in response to the industry’s shift towards building safety reform, the business unit has grown steadily on the strength of its delivery. Our approach is backed by specialist in-house teams spanning technical design, commercial and operational functions, giving clients a single point of accountability from initial assessment through to certified completion. That integrated capability allows us to manage risk, programme and quality with a level of control that external supply chains cannot match.

We have a strong track record across Higher-Risk Buildings above 18m and non-HRBs, from targeted smaller-scale works through to logistically challenging schemes exceeding £25m. Our expertise spans the full building envelope, including rainscreen cladding, external wall insulation, balconies, glazing systems and associated facade elements.

Our Construction Business Unit delivers design and build projects across a diverse range of sectors, both public and private. With over 25 years of consistent delivery, we are an established main contractor with a track record clients and frameworks rely on.

Our in-house design, technical and groundworks capability means we manage projects from inception to completion, with greater control over quality, programme and cost. That integration translates into fewer surprises and better outcomes for clients. We work in the following sectors:

Residential New build housing for housing providers and local authorities, including complex schemes in constrained urban environments.

Leisure projects spanning new build and refurbishment, delivered with a focus on performance, durability and user experience across wet and dry facilities.

Healthcare projects, including Care homes and supported living schemes built to meet the technical, compliance and operational demands of the sector.

Bespoke Projects, delivering a tailored approach to complex or unique schemes, combining in-house design, technical and civil engineering capability.

Education

We are committed to successfully delivering new build, extension and refurbishment projects across the education sector, operating as a regional strategic partner on the Department for Education’s Construction Framework 2025.

With experience of working within live school environments, we manage every project collaboratively with all stakeholders from inception to completion to understand the unique requirements of each school.

Learning Environments: Designing spaces that enhance and nurture the development and futures of young people, with a focus on creating safe, adaptability and sustainable teaching environments.

Planned Works

Our Planned Works business unit delivers retrofit, fire safety works, and planned improvements for housing providers, local authorities and asset managers.

With deep in-house expertise across multiple disciplines, we provide a single, trusted delivery partner for clients managing either one-off projects or long-term programmes. Works are delivered in line with PAS 2035 and Decent Homes standards, with cloud-based data management providing real-time visibility and a clear digital audit trail.

We work consistently with clients across multiple programmes, building trust, continuity and a shared understanding of their portfolio. Our resident liaison service ensures clear communication and minimal disruption throughout works. Our services include:

Retrofit and Decarbonisation programmes delivered at scale by accredited Retrofit Coordinators and installers, helping clients improve building performance and meet their energy efficiency and compliance obligations in line with PAS 2035.

Property Services and Improvement programmes that keep buildings safe, compliant and performing to Decent Homes standards, tailored to each client's asset base and long-term investment plans.

Internal Fire Safety works, including FRA and remedial works delivered in occupied buildings, backed by clear reporting and a full digital audit trail.

Midlands & North

Guildmore’s Midlands & North business unit brings the Group’s building safety and compliance expertise to clients across the Midlands and Northern England, operating across key locations including Manchester, Birmingham, Leicester, Leeds and Liverpool. Backed by the full resource and governance of Guildmore Group, the team delivers complex, large-scale programmes with the responsiveness of a regional partner.

Our team manages the entire project lifecycle, from initial survey through to handover and long-term maintenance. We work across residential, commercial and mixed-use assets with housing providers, local authorities, developers and managing agents.

Facades and Cladding Remediation across HRB and non-HRB buildings, delivered in line with Building Safety requirements and the Golden Thread approach.

Internal Fire Safety works including FRA, fire door installation and compartmentalisation, delivered in occupied buildings with full audit trail.

Retrofit and Decarbonisation programmes delivered fabric-first and fully accredited across the Midlands and North.

Planned Works programmes tailored to each client's asset base, keeping buildings safe, compliant and performing.

Business Unit

Land Development

Guildmore’s Land Development business unit sources, designs and develops land, with a particular specialism in care home development. A dynamic and agile team, we move quickly and efficiently to progress deals, bringing the full backing of Guildmore Group’s construction expertise to every opportunity we pursue.

With an established track record in delivering care facilities, we are well placed to take sites through the full development lifecycle. Our approach is flexible; whether an operator prefers to take a site with planning permission in place and appoint their own contractor, or requires a fully delivered scheme, we work to suit the needs of each individual opportunity.
