The Project
Guildmore delivered an £11m facade remediation programme at Premier House in Edgware, removing and replacing combustible cladding and external wall insulation across a 13-storey, 41.75m higher-risk classified residential building, delivering a fully compliant, fire-safe environment for 113 occupied flats over a 103-week programme.
The project presented significant logistical complexity. Surrounded by a podium with a playground, a busy station road and high pedestrian and vehicular traffic, the site required a bespoke scaffolding solution designed specifically to maintain safe access and minimise disruption throughout. Cantilevered scaffold sections were installed over a ground floor restaurant and supermarket, with back propping required inside the live supermarket, at the podium level and in the car park below. A scaffold gantry was erected over an active bus stop at the front of the building, serving as the primary material delivery and storage area throughout the works.
All cladding remediation was carried out in line with updated fire safety regulations for higher-risk buildings, ensuring long-term compliance. Safe pedestrian and vehicular access was maintained at all times across one of Edgware’s busiest commercial frontages.
